The Gallery Interest in the Neighborhood
The Texas Masterpiece Fine Art Gallery unintentionally, became involved in Eddy, Tx. because Marla saw the old bank that she felt would be good for art.  That renovation has ignited more interest in more property because of the need for parking and to influence the future types of development around the gallery.  Where there were only vacant deteriorating buildings, now there is a Art gallery, a possible winery  (when the permits are approved), a bakery and cafe, and a 6000 sf building that we will renovate for a grocery store/butcher shop or hardware store or a pharmacy.  The "looks" of the building will blend with the buildings we have renovated.

This larger aerial is displays the area around Eddy Tx. that is occupied by home owners wanting several acres of land with their homes. 
The emerging realization of Eddy, Tx. as a central location to the (1) concentration of retail, commercial and medical facilities on the South side of Waco, (2) the huge planned industrial park on the West side of McGregor and (3) the extensive medical facilities and commercial activity of Temple, encourages many families to locate in the Eddy, Tx area where they can be close to all the activity.

Above is a 6000 sf building that we will renovate for a grocery store/butcher shop or hardware store or a pharmacy.  The "looks" of the building will blend with the buildings we have renovated.   The land size is adequte for "drive-thru" facilities which is displayed on the photograph to the right. 
The U S Postoffice is located on the North side as is the Baptist Church.  The front door of the church is more than 300 feet from the front of our building.  This distance may allow alcoholic beverages to be permitted and sold.
The site is approximately one block from the freeway when IH 35 is widened within the next four years.  The Family Dollar Store will be taken for the highway widening which will diminish some competition.  The Texas Department Transportation small directional signs can be utilized by certain qualifying businesses to guide the travelers to certain services.  The traffic in front of the building on SH 107 has a constant flow of traffic.

On the left side of the property is a line of mature trees that shade much of the parking area.  It is planned that this area will be landscaped and possibly used by the public for refreshments and food.
